Homestay rental is the oldest form of room rental: you rent out a room in the home you live in yourself and share the kitchen and the bathroom. Some hosts have space to spare now the children have left, others are after some company or extra income. You decide who you rent out to and which house rules apply, from visitors to cleaning. The first nine months count as a trial period: if it doesn’t fit, you can end the tenancy within that time. Listing and renting out is free.

Frequently asked questions about renting out

What does renting out through Hospi Housing cost?

Hospi Housing is free to use for hosts and landlords. There is no subscription and there are no listing fees.

For renting out 1 or 2 rooms in your own home you usually don't need a permit. Rules differ per municipality; during the intake we look at what applies in your situation.

With homestay rental you pay no tax on room rental income up to €6,633 per year. Above that amount the usual rules apply and we point you in the right direction.

With homestay rental the first 9 months count as a trial period, during which you can end the rental term with ease. We draw up the contract and record the agreements.

What if I have already found a tenant myself?

We can still help: from advice about (local) laws and regulations to the contract and full support during the rental period. Let us know during your intake that you already have a tenant.
