Homestay in Delft: rent a room with a host or rent yours out

Homestay in Delft

Rent a room with a host who lives there too, or rent out your own spare room to a TU Delft student. Delft keeps room conversion on a tight rein, but one lodger is allowed without a permit.

Why homestay rental works in Delft

Thanks to TU Delft, Delft is one of the most student-dense cities in the Netherlands. Demand for rooms is enormous, especially around the campus and the city centre, and the municipality therefore keeps room conversion on a tight rein. That is exactly why a homestay room, which falls outside the permit requirement, is one of the few ways to add housing quickly in Delft.

The rules in Delft

Rental is permit-free in Delft when at most one person lodges with you.

One lodger: permit-free

If you live there yourself and rent out to one person, you need no conversion permit.

Two lodgers: by exception only

At most two extra people is allowed only in homes over 180 m² where you have been registered for at least five years without interruption. From three unrelated residents a conversion permit is required, which Delft rarely grants.

National rules apply too

A nine-month trial period, up to €6,633 a year tax-free through the room rental exemption, and no effect on your benefits.

Delft and homestay rental

In practice Delft grants conversion permits mainly above shops and restaurants; the homestay room is the route the municipality leaves open for residents with a room to spare. Hospi Housing helps Delft hosts with the rules, the tenant and the contract.

Do I need a permit in Delft to rent out a room?

Not if at most one person lodges with you. For two extra people an exception applies to large homes (over 180 m²) where you have been registered for five years; otherwise a conversion permit is required.
